zFAB is our pre-fabricated house design that offers affordable plans for modern homes under 800 square feet. Health + Sustainability

 

zFAB housing is manufactured with an option for LEED certification with net zero or net positive energy. The butterfly roof system allows the owner to have flexibility for solar orientation (solar panels can be incorporated at optimum direction) and freedom of views. The majority of the zFABs are factory built. This reduces overall waste and contributes to efficiency and savings in the construction process. Once the home arrives at its site, the only work that needs to be done is setting the home on its foundation, connecting the electrical, plumbing and mechanical systems, and building the decks. Additional items that may need connecting are the solar panel system and rainwater collection tank.

 

Easy Delivery

 

Our goal is to make the zFAB process, from purchasing to moving into your home, as seamless and easy as possible. The time-line will take an average of 4 months and includes: site design, manufacturing the home, permitting if necessary, preparation of the site and the foundation, shipping, installation on the foundation, MEP equipment, MEP connections, deck(s) installation, landscaping and additional green features. Costs are impacted by shipping and the accessibility for installation at the site.

Accessory Dwelling Units

Accessory Dwelling Units (ADUs) for in-law or rental housing can improve land use by increasing semi-urban housing density. Virgin property in central Houston is becoming increasingly scarce as the urban population continues to rise. Small prefab ADUs can plug into a variety of neighborhoods to provide additional housing with a minimal footprint. Incorporating ADUs in residential backyards increases property values and offers homeowners an added income opportunity. 

 

Communities

Multiple units installed on existing open lots can create high-quality community living at various price points. The 3 main module designs can be customized to target different budgets and arranged in multiples for various site conditions in order to adapt to the densification of Houston’s central neighborhoods. Such densification decreases carbon footprints, decreases traffic congestion, reduces commute times, and strengthens communities by mingling low, middle, and high-income households serviced by the existing mass transit system. 

 

Disaster Relief

The prefab building system allows for housing to be quickly delivered to communities affected by natural disasters like major flood events. Houston should be prepared with a stock of homes that can provide housing for displaced families as well as temporary living quarters for those who decide to rebuild. Units can either be purchased to remain on these properties as ADUs or be delivered to the next community-in-need after they have performed their initial role.
